ITIN Mortgage

An ITIN mortgage lets you buy a home in the United States if you file taxes with an ITIN (Individual Taxpayer Identification Number) instead of a Social Security Number. FHA and most conventional loans require an SSN, so ITIN borrowers use specific programs outside those rules. They usually ask for a larger down payment and look closely at your tax returns and payment history.

How it works

  1. Conversation with a loan officer. We look at your income, how you file taxes, your credit and the home you have in mind.
  2. Program match. Each lender has its own rules for ITIN borrowers: credit, income documents, property type and reserves. We compare the programs that accept your profile.
  3. Documents. You send the documents below.
  4. Pre-approval and offer. With the pre-approval letter, you and your real estate agent make an offer.
  5. Underwriting and closing. The lender reviews the file, the home is appraised, and you sign at closing.

Documents lenders usually ask for

  • Your ITIN letter from the IRS (a valid, unexpired ITIN).
  • Passport or government photo ID.
  • Federal tax returns filed with your ITIN, usually for the last one or two years.
  • Proof of income: W-2s or 1099s and pay stubs, or bank statements if you are self-employed.
  • Bank statements showing the down payment and reserves.
  • Credit history: a U.S. credit report under your ITIN, or proof of on-time rent, utility and phone payments.

Can I buy a house with an ITIN?

Yes. ITIN mortgage programs are designed for people who live in the U.S. and file taxes with an ITIN. Approval depends on the lender, your income, your credit or payment history and your down payment.

Can I get an FHA loan with an ITIN?

No. FHA requires a Social Security Number for each borrower, and so do most conventional loans. ITIN borrowers use specific programs outside those rules.

How much down payment do I need?

Usually more than a conventional or FHA loan. The amount depends on the lender, your credit and the property. Your loan officer confirms the requirement for your case before you apply.

Do I need a U.S. credit score?

Not always. Some lenders use a credit report under your ITIN; others accept a history of on-time rent, utility and phone payments.

My ITIN expired. What now?

The IRS expires an ITIN that is not used on a federal tax return for three consecutive years. Renew it with the IRS (Form W-7) before you apply.
